Kelvin Grove
Kelvin Grove is an inner northern suburb of Brisbane, Queensland, Australia approximately 3 kilometres from the CBD and is best known as the home of the Queensland University of Technology. The Royal Brisbane and Womens Hospital is also located in nearby Herston. This hilly suburb takes its name from Kelvingrove Park in Glasgow, Scotland. It is primarily residential with tree-lined streets and some commercial and light industrial activities along its main thoroughfare, Kelvin Grove Road.
In common with many inner suburbs of Brisbane, the suburb has a mixture of traditional “Queenslander” homes, some post-war worker’s cottages and more modern apartment blocks.
The suburb is within walking distance of the CBD, and as such isn’t on any train lines. However, it is well served by local buses, and is within easy reach of the inner city bypass leading west out of the city, and linking to the M1 leading north and south. Streets are typically wide and tree-lined, and there are a number of parks in the area – as well as a golf course to the east of the suburb.
As you’d expect, it’s a student-heavy suburb: the ABS reports that 20% of the suburb’s population are in higher or technical education, and around half of the properties are rented. However, it’s also popular with young city and medical professionals, which make up 17% of the suburb’s workers.
Kelvin Grove is well served for amenities, with a number of schools in the area. The suburb has undergone extensive remodelling over the last decade as part of the Kelvin Grove Urban Village project. A 16-hectare ‘masterplanned community’, the project is a partnership between the Queensland Government and QUT to create a mixed-use development featuring residential housing, local amenities including cafes, restaurants and shops, and expansion of QUT’s educational premises.
Most of the educational and commercial aspects of the village have already been completed, with further residential development – almost entirely units and townhouses – to continue over the next few years. The urban village has been credited with revitalising the area, and has been well received by locals and students alike.
- Kelvin Grove is a highly sought after suburb for accommodation due to its proximity to QUT University, The Royal Brisbane Hospital, Large local business hub – The Urban Village and of course Brisbane’s CBD.
- With over 16,000 students and 12,000 employed workers in the area, Kelvin Grove has considerable accommodation pressure, allowing investments purchases to have strong rental rates and consistent tenancy.
