The site has an area of 797 square metres and a frontage of 19.2 metres. Is is located within a Low to Medium Density Residential Area (i.e zone) and within the area covered by the Stephens District Local Plan. The site is also covered by a Demolition Control Precinct and areal photos show that a house with the same roof lines as the current house was located on the sithe in 1946 (without rear additions which are clearly post 1946 constructions). It is noted that the house has been burned out and has been condemned as unsound by Brisbane City Council. As a condemned building, it is given that the house will be able to be demolished, although a development permit is still required to finish it off.
Given these parameters, the site can be considered as a green field site for development. The site has a potential gross floor area of 0.5 times the site area, or 398.5 square metres. In such an area it would be feasible to provide at least 4 detached dwellings of 99 square metres each. With careful design it may even be possible to build a block of 6 x 2 bedroom units with an area of about 63 square metres each (allowing space for stairs).
