1. You need to have spoken to a finance person or mortgage broker first. If you haven’t done this, call one today for a chat. They will confirm the budget amount that is suitable for your home.
2. Next, we go over land options with you and you place a small refundable deposit on the land you like, and a small deposit on the home plan you like. With those deposits you get two contracts to give to your finance person to do valuations. You get to hold the price of the house and the land at todays prices. (No worrying about prices rising during the year)
3. We work together to make adjustments to the home or to the inclusions as desired and then we wait till the land is ready to be valued and registered.
4. With valuation on the home and land done, you will get full approval from your finance person and your bank can settle on the land and authorise the start of the home construction.
5. About 4 months after construction starts, you’ll move into your own new home.
Prices are forecast to rise over the next couple of years at least and so you are likely to end up with a home that is worth significantly more than you paid for it. This area is about 2.5km from the big Morayfield shopping area. You are within 4Kms to 11 great schools. The kids could walk or ride bikes.
