Fencing is quality construction and in good condition. 50% of the fencing is low maintenance cattle rail at the top and three strands of wire and 50% is ironbark post and rail with 3 strands of wire. Good quality pastures are in all paddocks.
The soils are fertile and the whole property is flood free.
With all farms of this type a crucial element is water. Sleepy Hollow has an outstanding water supply with a good quality bore that pumps at 1,500 Lt/hour, 3 dams that have never been dry plus 2 x 5000 gal tanks. There is also a U shaped horse swim, 18 feet deep and approximately 100 meters long,

The 25 acre leasehold area is utilised as one large broodmare paddock that incorporates a shelter, dam plus a 1,200 meter training track.
