‘Sleepy Hollow’ is a successful spelling and race training farm that is well known within the racing industry. The equine facilities are outstanding and the farm offers everything that one would require to carry out a similar operation.

Area of land is 20 acres of freehold land that incorporates the main working operation of the farm plus 23 acres of government leasehold land that is utilised for broodmare pastures. In all there is 17.56 hectares or 43 acres.

The 8 horse covered walker has been set for 6 horses which gives each horse ample room to move around when exercising.
The paddocks consist of 10 single spelling paddocks with shelters and 4 double paddocks again with shelters and are separated by laneways. There is also a 5 acre broodmare paddock with a shelter and dam.

Fencing is quality construction and in good condition. 50% of the fencing is low maintenance cattle rail at the top and three strands of wire and 50% is ironbark post and rail with 3 strands of wire. Good quality pastures are in all paddocks. The soils are fertile and the whole property is flood free.

With all farms of this type a crucial element is water. Sleepy Hollow has an outstanding water supply with a good quality bore that pumps at 1,500 Lt/hour, 3 dams that have never been dry plus 2 x 5000 gal tanks. There is also a U shaped horse swim, 18 feet deep and approximately 100 meters long, dug especially for the purpose.

The 25 acre leasehold area is utilised as one large broodmare paddock that incorporates a shelter, dam plus a 1,200 meter training track.
The owner has had up to 55 horses on the property without the threat of over grazing.

The house area is attractive and well maintained. It is serviced by a long bitumen driveway that comes off Neurum Road which is also bitumen. The home is a low set brick home that has four bedrooms with an ensuite. It has a formal lounge, meals/family area and a well-appointed kitchen. The home is air-conditioned and is fitted with ceiling fans. The owner has installed solar panels on the roof which brings the quarterly electricity bills to around $200 per quarter. The large verandah that runs half the length of the house is an excellent outside entertaining area. Adjacent to the house is a double lock up garage and a carport ideal for storing a box trailer.
Water is obtained by 2 large concrete tanks.

The three bay vehicle shed behind the house is ideal to house the horse float and a gooseneck. One bay of the shed has a concrete floor and is fitted out as a workshop area.

A 20 foot container adjacent to the house has a double carport and it purpose is to convert to staff quarters.
There is also another 22 foot demountable building which is air-conditioned and is currently being utilised as a sewing room however it would make an ideal office and storage area.

Kilcoy race track is only a 15 minute drive away and Corbould Park race track at Caloundra is a 50 minute drive. In fact with in a 2 hour radius of the farm there are 13 individual tracks that can be utilised.
