The Queensland Government’s Department of Housing has proposed 3 structure plan options for the Coopers Plains Precinct (see photos of the boundary and area size).
These proposed plans allow unit and townhouse style dwellings amongst existing housing with buildings of either:
1)2-3 storeys and gross floor area no greater than 60% of site area i.e. 60% GFA (Ground Floor Area);
2)Option 1 plus a further smaller area of development to Banoon Station with potential for 3-4 storeys (70% GFA);
3)Option 3 is 3-4 storeys and gross floor area no greater than 70% GFA and a further smaller medium density development closer to Banoon Station with potential for 3-5 storeys and no greater than 100% GFA.
A total area of:
-19 ha total area of proposed LOW Medium Density Residential Land (LMR)
-95,000M2 – possible GFA area able to be developed (50% site area)
-950 dwellings able to be developed (avg. 100M2 dwelling)
-2,100 – possible precinct population (avg. 2.2 persons per dwelling)
-0.45 ha – area of parkland within the precinct
A 792M2 block of land in prime location in the above proposed development area is up for sale. The current owner is unwilling to let go of this potential opportunity but has no choice but to cash up this golden investment. Grab it NOW by submitting your offer today!
