Long-term lease
DHA’s long-term lease ensures you don’t have to worry about securing and managing tenants, making it a set and forget investment.
Reliable rent payments

* your rent will be paid even if the property is not tenanted, and

Rent review
Your rent is reviewed annually to market valuation by licensed valuers. Your initial lease will typically incorporate a ‘rental floor’; this means that you will always be paid the starting weekly rent or higher.
Property management
DHA undertakes property management, including inspections and reporting on your behalf. DHA will:
* carry out inspections of the property
* provide you with itemised monthly rent receipts, and
* if requested by you, organise payment on your behalf of outgoings (e.g. rates, charges, insurance premiums).
Repair and maintenance
DHA takes care of an extensive list of non-structural repair and maintenance items, ensuring your property is maintained to a high standard.
DHA will also organise any emergency repair that is essential to preserve the property and/or protect health, safety and security.
Lease-end restoration
DHA’s service doesn’t end when your DHA lease ends. Before your property is returned to you DHA ensures that the property is returned in good condition.
At lease end:
* your property will be professionally cleaned internally, and
* appliances will be cleaned and in good working order.
If the total term is nine years or more DHA will replace carpet and vinyl floor coverings, polish timber flooring, and paint the property internally and externally (except where external painting is the obligation of a body corporate or similar entity).
