Total area 231* hectares – 572 acres
Located on the southern side of Theodore the properties are a combination of elevated scrub grazing and irrigated alluvial loams and are operated as a mixed grazing and cropping enterprise.
Grazing: Mix of developed brown clay Brigalow, Bauhinia and open grass country. Pastures include Buffel and Blue Grass, 40*% blade ploughed and established to Butterfly Pea.
Irrigation: 25* hectare (62 acres) under furrow irrigation on heavy alluvial clay suitable for cotton, cereals and legumes. 20* hectares (50* acres) previously irrigated or suitable for further irrigation development with plans for 2 x 10* hectare centre pivots.
Water licences and infrastructure: 50ML (Medium A priority) allocation from the Dawson Valley Water Supply Scheme, Gibber Gunyah channel section. Existing 15 megalitre tail water return system plus a development permit for 100ML water storage for reconfiguration of existing overland flow.
Stock water: Solar pump installed in 2014 for stock and domestic water, 500w Stainless steel helical rotor pump, 790W solar panels, auto control box. Dam and tank water supply the house and elevated turkeys nest to troughs. Windmill also pumps from the irrigation channel to the turkey nest, 1 megalitre high priority allocation for stock water from the channel.
Residence: Old four bedroom house currently tenanted. Bathroom and laundry updated in recent times. Shed with electricity connected.
