Subdivision of a 6.65ha parcel of land at Queens Beach, off Gilbert Street Bowen into 91 residential lots with areas ranging between 400m and 639m. A key feature of the estate will be the inclusion of eco-sensitive design principles.

Each dwelling will generally feature 3 bedrooms, ensuite, open plan kitchen/dining area, double lock up garage and north facing private open space areas. They will also feature 2.7M high ceilings and high garages with a rear door to allow for the storage of a boat/caravan away from the street frontage.

Most lots have minimum frontages of 20 metres and all are generally able to accommodate detached dwellings with areas ranging between 160 – 200m, double lock up garages, minimum setbacks to side boundaries and north facing private open space areas.

The minimum front setback for all dwellings will be approximately 4.5 metres, and minimum setbacks of approximately 1.5 metres will be provided from both side boundaries.

A common property area (communal park) in excess of 4,000m in size is proposed at the eastern end of the estate. This area will be appropriately landscaped and will feature communal facilities such a pool and two tennis courts. Each lot is located within approximately 200 metres of this park area.
