Consistent heavy black clay soils, a white zoning on the PMAV and 5 freehold titles are features of this 1755.21ha (4,337 acre) property that is 14km South of Inkerman and 26km South of Home Hill. The property is offered for sale in lots ranging from 195.8ha to 809.4ha. It is the buyer’s choice to purchase either one or a combination of lots but only a total of half the area is for sale.

Lot 1 is 809.4ha (2,000 acres) and is the only lot in the Whitsunday Shire and has access via the council maintained Rangemore Road. Wangaratta Creek boundaries the Western side with the balance of the area away from the Creek is generally black self mulching clay soils on a slight slope with a small hill on the Southern end. It has a set of steel and cable cattle yards capable of working 300 head. It is completely boundary fenced plus a laneway system with 3 lanes and a horse paddock. L320 is also all black soil and is fenced on 2 sides with no other improvements. L332 is also all black soil with approximately 120ha been cleared with an Elrott Plough. It is fenced on 3 sides, has a holding paddock, windmill, auxiliary bore and cement tank. L333 is at the foot of the range country and completely boundary fenced with internal fencing making two equal size paddocks. It has a trough with water coming from the bore on L332.

The majority of the property is heavy black clays (3Ugd) with some red duplex (5Dra) and sedentary black soils (5Uga). These soils and the 900mm average annual rainfall would allow a wide range of crops to be grown. Wangaratta Creek runs through the middle and several small depressions (up to about half a metre deep) running across the property are the only water courses. Three bores each provide ample stock supply pumping about 1000 ga/hr of good quality water from about 20m. Both soil and water samples have been taken and tested with excellent results which are available.

The Property Map of Assessable Vegetation (PMAV) has the whole area assessed as able to be cleared without further consultation with Government departments. The majority of the vegetation is Chinee Apple with some Poplar Gum. Approximately 120ha have already been cleared with an Elrott plough.

Home Hill has a population of approximately 3000 people and is 100km South of Townsville and a two hour drive to the Whitsundays. The town has two primary schools, high school, TAFE, hospital, aged care facility, churches, supermarkets, banks, race course, caravan parks and swimming pool.
