Location: Just 10km from the boundary on sealed road to Home Hill and the Bruce Highway. Home Hill is 12km South of Ayr and 100km South of Townsville. A council maintained gravel road runs through the property past the homestead.
Services: Single-phase power to the house with 3-phase power lines bisecting Lot 107 and to the Northern corner of Lot 108. Registered 1000m grass airstrip just outside the boundary with 2 aerial ag sprayers based 5km from the house. Situated midway between two large cattle processing plants, one in Townsville and the other in Mackay (280km). Primary and secondary school bus to the boundary.

Home Hill has a population of about 3000 with 2 primary schools, a high school, TAFE, hospital, ambulance, aged care facility, Post Office, 6 churches, 2 banks, 2 supermarkets, Inkerman sugar mill, race course, caravan parks and swimming pool. Townsville has a population of over 180 000 with direct flights to Brisbane and Sydney, extensive industrial development and large university as well as all the other facilities of a growing modern city.
Water: With its vast catchment area the Burdekin irrigation system is one of the few systems in Australia that has water allocation not yet sold. There is no allocation to be sold with the property although it maybe available through the Department of Natural Resources and Sunwater in the future, depending on the Water For Bowen Scheme.

Together both blocks have nearly 6km of frontage to irrigation channels from the Burdekin irrigation system. The home block has approximately 1km frontage to the South Burdekin Water Board channel and the back block has nearly 5km frontage to the Elliot Main channel controlled by Sunwater. This channel is the supply for the proposed Water For Bowen irrigation scheme. This involves the channel or pipeline being extended through the Water Resources land between the two Leichhardt Downs blocks down to Bowen. If this comes to fruition it may add even further value to this land.

In addition there are 9 windmills, 6 with another cased bore along side, to ensure quick access to water if the mill breaks down. They all supply 90,000 litre (20,000 gallon) galvanised tanks. The underground water level is about 18m (60 feet) across both blocks. Farms between Leichhardt Downs and Home Hill pump from bore and spear supplies in excess of 40,000 ga/hr. There is no requirement for bore licensing on the Leichhardt Downs side of the channel and therefore no Government charges.
There are 27 dams through out the property, mostly permanent (4 fed by permanent springs), for additional stock watering. Runoff water from the neighbouring irrigated cane farms naturally flood irrigates over 400ha (1000 acres) of Para grass all year round.

Country: Leichhardt Downs lies in the Burdekin River Delta providing rich loam and black soils suitable for growing most crops in the tropics. Both the blocks have been completely cleared of timber and stick raked allowing future development without hindrance from tree clearing regulations.

Apart from the large area of Para grass the country also carries vast bodies of Urachola, Buffel, Indian Couch as well as Verano and Seca Stylos. Currently about 150 round bales of hay are cut each year, enough for on property use. The home block has approximately 6km frontage to existing sugar cane farms providing evidence of the rich soils and unutilised potential.

Improvements: The homestead is a weatherboard building designed in an L shape in good condition. It has 4 bedrooms, sleep out and office. There are two other accommodation buildings, one smaller with it’s own bathroom and the other is a two bedroom, self-contained timber building. Nearby is a steel machinery shed and workshop with 6 bays and power connected, a bay is also used for storing hay.

There are two sets of steel and timber cattle yards, one on either block, both in excellent condition and both well shaded with large trees. Both yards have vet crushes, loading ramps and use the pound drafting system.
The home block is fenced into 6 main paddocks, not including holding squares etc. and the back block is in 4 paddocks. All fencing is generally 3-barb with steel posts and in good stock proof condition. The boundaries along the southern side of both blocks are two separate mountain ranges which form natural stock proof barriers and are therefore only fenced into the foothills.

Stock: There are no cattle included in the asking price. Currently there are approximately 2000 good quality Brahman cattle running on the property.
