Set just off the banks of the Burdekin River and with double frontage to Expedition Pass Creek, Expedition Park is really a unique property. Very few of these mixed use properties are available in the area with even fewer right on the river bank. Included is a total of 251.6 hectares (621.7 acres) including approximately 38 hectares (93.9 acres) of flood irrigated river loam soil.

The property is approximately 75km from Ayr, upstream along the Burdekin River. It runs along the river bank between the Millaroo and Dalbeg irrigation areas with the homestead about 500m off the Ayr Dalbeg Road. There are no close neighbours with the closest a few kilometres away.

The area is made up of three Term Leases and a Permit to Occupy. The 157.1 hectares of 20 year Term Leases expire in 2018. The Permit to Occupy is 94.5 hectares and is renewed annually. The irrigated area, house and shed are on one of the Term Leases.

The secluded 4 bedroom timber house is old but homely, surrounded by large shade trees and green lawns. The large main living area incorporates the lounge, dining and kitchen and 3 of the bedrooms are spacious. A 4m concrete patio runs the length of the house with an adjoining 5 bay carport running the width. Services to the house include a satellite for internet, digital TV, mobile phone reception and a new 5.5kW solar 22 panel system supplying the house and shed. The buildings, laminated kitchen and bathroom all appear in good condition. Shrubs, lawns and gardens are watered by an in ground irrigation system.

The steel shed is approximately 18m x 14m with four large bays, 2 with concrete floors and 3-phase power. Two bores, one equipped with a Davey pressure pump and the other with an electric submersible pump are in the shed. The Davey pump supplies a concrete tank, house, garden and stock trough; the other is an additional supply for the house and irrigation.

The farming area is flood irrigated with supply coming from a 65hp Perkins diesel motor and 100mm x 65mm pump in Expedition Pass Creek. This has an annual DERM allocation of 600ML with a licenses fee of $64.55/yr, there are no other charges. A new electric system, including cable, has been partly installed with the 25hp and 20hp electric pumps purchased but not installed. Water is pumped via 200mm PVC underground pipe to a single concrete cylinder on the headland. From there it is delivered by plastic fluming to the 650m drills. There is currently approximately 2ha of Rhodes grass, 24ha of pasture legume, 11ha of cane and 1 ha fallow. Previously millet, forage sorghum, Lucerne and winter cereals have also been grown. Soils range from river loams to red loamy clays. All of the irrigation and house area are fully fenced with 3 sides fenced with pig proof netting.

The grazing country is mostly open timbered with Poplar and Morton Bay Gum and is fully fenced, including the river. A set of steel portable panels including head bail, calf cradle and loading ramp are included. A conservative carrying capacity of approximately 60 head is managed currently. There are no stock included in the sale.
