78.61 hectares total area. Historical records show that approximately 35 hectares were cultivated some time ago. There are 2 Sunwater channel outlets adjoining the property. There is a proposed Sunwater irrigation allocation of 250ML to be sold with the property. Inclusions and improvements include: fencing, 1 x 10,000L water tank (serviceable condition), 1 x set of removable stock yards and steel stock ramp (serviceable condition), 1 x windmill (poor/unserviceable condition).

Millaroo is approximately 60km South West of Ayr, just off the banks of the Burdekin River. It is a mainly an irrigated farming community with some grazing areas. The Millaroo township has a Primary School, Social Club and swimming pool with a daily Secondary School bus run to Ayr. There is a sealed road from Millaroo to Ayr.
