Land Description and Development
The property comprises a single irregularly shaped parcel with a total land area of 20 hectares (49.42 acres). It is a gently sloping, coastal forest block with red/grey sandy clay loams. Spring Creek is a small Creek which flows along the western boundary of the orchard. The total area has been cleared and the mango orchard is well established. Approximately 95% of the land is currently established to mangoes with approx. 5% used for the house site and yard, shed site and road to shed.
Irrigation Development
Spring Creek Farm has 5 equipped bores which pump directly into the underground mains in the property irrigation system. These bores provide adequate water to irrigate the present 3,500 trees. All the trees are individually watered with their own micro pray and fertilizer can also be applied the rough the irrigation system via the fertigation tank.
ProductivityMangoes
According to the owners of the Spring Creek Farm 25,500 trays of mangoes are produced annually. Currently the orchard comprises the following varieties, R2E2, Kensington Pride, and Honey Gold.
Structural Improvements
The structures erected on the property are quite comfortable and comprise a main dwelling, 2 x 12 pallet cold room facility, a packing shed and machinery shed combined with living quarters all under one roof.
The Main House is a lowset masonry block 3 bedroom (one with en suite) home with bathroom, toilet, lounge dining and kitchen and laundry all surrounded by a 3 metre wide patio/verandah. It is fully screened and has split system air conditioning throughout. It is approx. 20 to 25 years old and has been well maintained.
The Packing/ Machinery/Living Quarters has a total area of about 600 square meters. The living quarters are in the middle of the shed and comprise of an air conditioned area of lounge/dining/kitchen and office that was a bedroom. This area is lined and ceiled and has a tiled floor.
