County-Derby.
Lots 8 and 9 on DY218.
Area-2032ha/5019acres.
Property. Approx 800 acres has been cleared and cultivated in the past. Regrowth has now come back onto this country. Soils range from approx 400 acres of Brigalow/Box country, large areas of alluvial creek flats out to lighter areas of forest type country.
A large proportion of the property is heavily timbered with commercial quantities of narrow leaf iron bark, cypress pine, river gum, blue gum and grey box timbers. A commercial saw milling business is in place, which is operational under a forest practice act.
An abundance of water is a feature. Six licensed bores all of excellent quality are in place. Four are equipped and supply 4 x 5000gallon and 1 x 10 000gallon tanks which in turn supply numerous troughs. A 6000m3 dam, lagoon and semi-permanent holes are in existence.
A water harvesting license is held, so as to extract, store and irrigate approx 100acres from Jib Creek. The vendors are awaiting confirmation of an intensive stock water license to be granted so as to supply up to 500 mega litres of water per annum from an existing bore, that is capable of such a supply.
Extraction of sand from the Weir River is possible for a period of five years as a license is in place. An existing bore is adjacent to the extraction site so as to allow for washing of the product. Large quantities of coloured Sandstone are available on the property. Testing of fine sands, sandstone and decorative stones are presently being conducted.
Location. The property lies 90km south of Dalby, 47 km south west of Cecil Plains, 50km from Millmerran and only 130km west of Toowoomba.
Infrastructure. Comfortable men’s quarters, shed, on property power, stock yards and telephone are all in place. The property is well fenced. Grazing rights to a further 15 000acres neighbouring the property may also be available.
The retiring vendors are motivated to sell and are seeking expressions of interest for the purchase of the property.
