LOCATION:
Oak Park headquarters of the operation is located approx 48 kilometres north of Charleville and accessed by the Ward River road. ‘Newholme’ is approx 45km equidistant to Charleville and Augathella, 12km to the west of the Augathella-Charleville Highway.

RAINFALL:
Rainfall on the eastern side of the property is regarded as being 21′ per annum whilst the western side is regarded as being 18′ per annum.
SERVICES:
Charleville is the major service centre for the western areas of Queensland. Medical, Hospital, Education, Banking, Goat Abbatoir plus road, rail and air transport facilities, Roma cattle selling complex 320km east.
COUNTRY:
22km double frontage to the Ward River. Country has been extensively pulled and cleared. Approx 130,000 acres in total in a mix of Gidgea, Brigalow, Mulga and Box Soils has been pulled and seeded to buffel. The country is in various stages of development from old established buffel country developed in 1985, to country pulled and seeded in 2006. In general terms the country is broken up into approx 55,000 acres of Gidgea and Brigalow, 105,000 acres of Box and Mulga soils and 20,000 acres of lightly timbered Coolibah Creek channels opening out to Mitchell grass downs. There is approx 5,000 acres of Brigalow regrowth in excellent soil that would develop up into farming, plus country suitable for irrigation from the established dam.
WATER:
The aggregation is watered by 34 dams of which 11 are equipped with Solar panel pumps and tanks or turkeys nests into troughs; 2 Artesian bores, with one flowing into a large reservoir and distributed through a manifold system; numerous permanent and semi permanent waterholes in the creeks and Ward River. An irrigation dam has been constructed on Oak Park that currently holds approx 1,000mgl, with approvals and surveys in place to increase to 3,000mgl.
FENCING:
Fenced into 40 main paddocks. A comprehensive laneway system has been recently installed for ease of mustering and handling of livestock. The laneway system gives access to 19 main paddocks. Overall the fencing is in good condition with many kilometres of new fencing completed in the past 5 years.
ESTIMATED CARRYING CAPACITY:
Vendor estimates that the aggregation will carry approx 8,000 adult cattle in average seasons. The property is suited to cattle, sheep or goats – breeding or fattening.
