Situation
Located approx 27km West of Dalby in the centre of the Darling Downs, approx 112km North West of Toowoomba and 3 hours from Brisbane with access via approx 2km all-weather gravel road on the Daandine-Nandi Road.

Facilities
Rural power is connected to the property, and the school bus runs past the front gate to Dalby offering a choice of 3 high schools. Mail service 3 times weekly and a major grain depot is located at Dalby which also offers the choice of 2 cotton processing facilities.

Area and Tenure
The total aggregation offers 723.32Ha (approx 1787 acres) on 2 freehold titles. Rates are under Western Downs Regional Council being a bi-annual gross charge of $2,820.40.

Country
The country on Bogaroo and Yarran Park consists of approximately 411 Irrigated Hectares of level black soil cultivation, originally timbered with Brigalow and Belah with scattered Box trees. This area is currently set up for flood irrigation but could easily be converted to lateral move irrigation and has been enriched with a manure program for the past 15 years. Approximately 185 Ha of dryland cultivation consists of lighter black soils and areas of some lighter loam. The balance of 127Ha comprises of roads, head ditches, ring tanks and creek edges.

Current Crops include 107Ha Irrigated chickpeas, and 185Ha of dryalnd chickpeas

Irrigation
There are two current water allocations with nominal volumes totalling 1620ML and volumetric limits totalling 4,065ML. The total volume allowed to be taken under these 2 allocations must not exceed 8,130ML per water year.

A licenced concrete weir has been installed in Wilkie Creek. Wilkie Creek pump site consists of:

Pump No.1 – 24/30 two stage Batescrew vertical oil lube axial flow pump, equipped with a Caterpillar 3196E, 500 hp diesel engine. This pump is capable of delivering around 2,000L/sec.

Pump No.2 – 20 inch mixed-flow pump, equipped with a Caterpillar D336, 350 hp diesel engine. This pump is capable of delivering over 900L/sec.

Water
Wilkie Creek separates the dryland farming area from the irrigation and access is gained by the concrete causeway.

Residence
Improvements include a 5 bedroom low set home consisting of 1 bathroom, with 2nd shower toilet, large open plan living area, rumpus/pool room, office and 1 car accommodation. The residence is air conditioned with a reverse cycle system and complimented with established gardens. Water is supplied by a large house dam and 45,500 litres of rain water is connected to the house.

Sheds
Machinery shed on Yarra Park is approximately 17m x 65m with concreted work area. Over 200,000L rainwater tanks are connected to sheds. Electricity is connected to all shed area with flood lighting over outdoor work areas.

The workshop on Bogaroo is approx 14m x 16m with concrete floor and power is connected. There is lighting over the outdoor work areas and 63,700L of rain water tanks are connected to shed. The workshop is fully lockable.

Grain Storage
Approx 1090T of aerated grain storage consisting of 2 x 50T, 1 x 100T, 3 x 130T and 1 x 500T all on concrete bases.
