Situated on 2.5 acres. The main dwelling is an old Catholic Convent and boarding house built in 1954. It’s a double storey home, a massive 1125 square meters in size and although in need of painting and some minor repairs the building is structurally sound. Downstairs consists of a front office, 2 bedrooms, 1 toilet and shower, laundry room, 3 storage area under the stairwell, large veranda(enclosed sunroom), entrance/foyer, massive camp lounge room with attached camp kitchen and 2 gas barbeque’s on veranda. There is also a huge in-house chapel room used as accommodation and once again another massive room set up and health department approved as a fully equipped commercial kitchen. The kitchen is complete with twin gas burner hot plate, very large stainless steel prep table with 2 electric power points, large commercial Smeg 6 burner stove/electric oven with 2 large range hoods above. Large deep twin bowl stainless steel sinks, bain marie, hands free wash sink/cupboard, stainless steel wire shelf racks, standard dishwasher, large 3 speed fan forced wood burning fire. The flooring is covered in health department approved heavy duty commercial lino. There is a medium fridge, small freezer and 2 microwaves.
Upstairs consists of 5 bedrooms, 2 massive rooms, 2 outer verandas, 1 huge built-in veranda. There is a bathroom at each end consisting of 2 toilets and 2 showers, 1 bath each (not all operational), and 3 stairwells (1 internal). In total there are 8 verandas and approximately 50 meters of hallways and 100 steps. Front and rear private yards, washing line, huge chook pen, large above ground swimming pool and fenced off mini pony paddock.
Beside the house is a high roof, large 2 sided machinery shed (30ft x 45ft).
Heading towards the rear of the park, directly behind the house are 4 modern cabins. each cabin has it’s own ensuite, bar fridge, kettle, toaster, microwave, flat screen TV and air conditioner. All beds and bedding are supplied – for full numbers of beds and bed linen, towels etc please read inventory list which is available from the agent. Opposite the cabins are 3 older on-site caravans (1 large and 2 small). each van has single beds, fridge, kettle, toaster, microwave, air conditioner and TV. Further out the back are caravan parking sites (24 powered and 6 unpowered), a dump site is also provided. Centre to all sites is the amenities block, modern, clean and wheelchair friendly. It consists of:- Female side – 3 toilets, 3 showers and 2 hand basins with mirrors. Male side – 3 showers, 2 toilets, 1 urinal and also 2 hand basins with mirrors. In the centre of the building is the laundry room with 2 as new heavy duty washing machines. Adjacent to this is a well equipped disabled toilet and shower room.
The land is main road fronted, is 2.5 acres in size and very well fenced. The caravan park is within walking distance to the local town which consists of a Foodworks supermarket, newsagent, butcher shop, second hand shop, post office, 2 pubs, service station and government transaction centre, machinery garage/tyre service, takeaway food outlet, air port, hardware/machinery store, kindergarten, school(P – Yr 10), doctor, hospital, show grounds, elders grain store etc.
The grounds of the park are very well established with trees, shrubs and palms. All cabins and the house supplies are serviced by late model high performance instant gas hot water systems (all run on 45kg gas bottles). The communal shower block has a large capacity electric hot water system and the gas barbeque’s are supplied with 9kg bottles.
The park is also a gas refilling agent for park customers as well as town’s people with large decanting bottles both set up or refilling. The park does lend itself for further van site expansion with some underground infrastructure in place.
