Family home on an acre (4037m2) with Council approval for sub-division into 3 lots.
Magnificent shed for the builder or similar tradesman. 45′x75′x16′ with roller doors, truck bay, toilet, power and lights.
House description by the owner as follows:”The owners dream home, designed and built to suit the needs of us and our 4 growing children, it was built to last (26 years old).
The Master Builder was chosen for his high standard of work, (Ian Zirbil) and wasn’t held under contract-time or cost wise. His best work was required and given. The best quality materials were chosen and the very solid foundations have not moved. It is above flood height. Being self designed it is different from the Conventional home.
Front entrance is by up the front stairs and into the lounge room, part of the open area along with dining & tv areas. The ground level rumpus area opens out onto the patio for extra recreational space. The kitchen/dinette was designed so it could be closed off. The extra wall is used to make a compact kitchen, which has ample cupboard space & a big bench/come breakfast bar. It works well.
It can be closed off for quick heating and or noise reduction. Table space in the winter mornings sun.
The home is built at the optimum angle of 15 degrees east of north to catch the winters sun and the summers shade and cooling breezes. The main living and sleeping areas along the N.N.E parts of the house, which als have the largest windows. These have pleasant views of the gardens or from the back upstairs, down to the river. The cork tiles are gentle underfoot and come up like new when sanded back and recoated. The lovely Cypress Pine stairs can be done at the same time perhaps? The tile fire gives adequate heating to the living area and opening the passage door will allow warmth to waft upstairs. There are ceiling fans throughout the home & evaporative cooling in the living areas and kitchen. There is a 3 in 1 bathroom on the lower level and toilet, vanity and shower/bath each in separate areas upstairs to meet the increased demand of family. (The 5th bedroom can be converted into an ensuite if desired)
All 5 bedrooms are spacious and have plenty of storage space in the built-in wardrobes, each have ceiling fans and pleasant views. There are no windows on the western side to let in the summer heat. On the ground floor there is the rumpus room, big enough for a pool or ping pong table. The laundry sports a clothes shute from upstairs and lots of storage space. The double garage also has a storage room with work bench and shelves.
The house is set back from Russell St on its 1/2 acre, so it has a lovely sweep of lawn out to the mature Eucalypts, with a winding pebble concrete path. At the back are Olive, Custard Apple, Fig Tree, 2 x Citrus Trees and Grape Vine. All good fruit bearers. The entrance road comes in at the back, so as to not cut up the front area, and also serves the big shed.
The acre block has Regional Council approval for sub-division into 3 blocks, should the buyer wish to go ahead with this sometime in the future.
A lovely spacious home with Investment possibilities at a affordable price.”
