Starting with a 1920′s cypress pine workers cottage the dwelling is now only a tribute to the original existing structure. In essence the dwelling is a new four bedroom home with only the desirable features of the original floor boards in the bedrooms and vj’s in the hall way being retained. All care was taken to build a contemporary home that drew on an external style that was, from the street frontage, in keeping with the other dwellings in the street, whilst adding features that allow it to be modern, environmentally conscious and liveable.
Drawing on the design and artistic skills of both partners (Johan is a furniture designer and maker with years of experience designing and building kitchens and bespoke joinery and Kate a photographer and artist) the home was restored, improved and extended to suit the needs of a modern family. The floor plan of the home has doubled and includes a large open plan kitchen and family area which can open seamlessly through cedar bi-fold doors onto an east facing screened deck. The site was chosen for its northerly aspect to allow for a design that incorporated well know environmental principles. The extension features 6 m ceilings with north facing louvered highlight windows to allow for maximum airflow and cooling in the summer months and capture of light and heat in the winter months. The home also features back to the grid 1.4kw solar system with a 2.8kw inverter (system can be increased to a 2.8 kw system with the addition of more panels).
Only the bones of the existing cottage were kept with the original cladding removed and new hand selected and milled local cypress cladding encasing the whole building. Existing walls and roof structure were reinforced to match today’s building standards and the entire roof was fitted with new roofing iron. All walls (internal and external) and ceilings have been insulated with thermal batts to level 3 rating. The carport has been positioned to allow for direct covered access to the kitchen for convenience.
The state of the art kitchen in timber veneer and white finish includes an integrated dishwasher, blum motion soft close drawers and pull out pantry and corner units. All appliances (gas cook top, dishwasher and electric double oven) are from the Electrolux Gallery range (promoted by Tetsuya of Tetsuya’s top rated restaurant in Sydney). There is a built in double door plumbed in icemaker fridge from Westinghouse with plenty of storage space above and beside for large items and cleaning equipment. The double Frankie sink had overhead lighting and double pull out waste bins below. A large island bench provides adequate working space for many workers and the bi-fold windows open about onto the deck with a servery for entertaining
The home features a completely new European style bathroom (where the original lounge room was) and ensuite to main bedroom, both with underfloor heating, back to the wall Villaroy and Boch dual flush toilet suites and frameless glass shower screens. All tap ware is FM Mathsson mixers with low water use showerheads, including in the separate timber enclosed enamelled metal bath. The main bathroom has integrated laundry facilities with sink and under and over bench storage.
All bedrooms have timber feature walls with built in robes, suspended lighting and the two front bedrooms have frosted glass french doors onto the enclosed
front veranda which can be closed off as an additional family area or home office with front door street access.
The house has a large split system air conditioner for the family area and evaporative system for the rest of the rooms for times when the external temperatures become too extreme.
The house has been painted in neutral colours internally with white and grey to emphasise the architecturally high ceilings with exception to the vj’s in the hall which has been painted a strong deep red to reference the heart of the house and show off the original timber walls.
With an easy care garden featuring established trees and a large variety of fruit trees, kitchen garden plants and herbs the rear garden has been designed to be used.
All these improvements have been made with the aim of a high quality finish that measures up to architecturally designed specifications to ensure a beautiful family home that is liveable and can stand the test of family life. The high level of finish and attention to details that is evident in the house puts it above other project built newly completed homes in the township and unique in comparison to other timber homes.
