COUNTRY: The property is well developed with approximately 3,300 ha of cultivation on brigalow/belah self cracking clays. A further 1,100 ha of previously cultivated land, belah/box soils, is now improved and natural pasture with a further 10,400 ha of cleared and grassed land on soils ranging from clay loams to sandy loams and approximately 3,500 ha of timbered country on sandier soils.
FENCING:
“Goodar Freehold” – Fencing is varied in condition and construction ranging from older dog netting to 10 km of newer steel picket and four barb.
“Goodar Stud Lease” – Fencing is varied in condition and construction ranging from older dog netting to 10 km of newer steel picket and four barb. There is a laneway system that joins other properties in the holding to the main cattle yards at Goodar Stud Lease.

WATER:
“Goodar Freehold” – The Weir River runs along the eastern boundary of the property and the
Urangara Creek, having two large lagoons, runs through the centre. The property is watered by six dams, four being equipped with windmills and troughs. All dams have been newly constructed, extended or desilted.
“Goodar Stud Lease” – Property is intersected by the Weir River which is semi permanent with permanent waterholes. The property has a permanent lagoon located in the south east between paddocks 2 and 3. “Goodar Stud Lease” is watered by six dams, all being fenced off and equipped with windmills, tanks and troughs.
“Dugan” – Urangara Creek forms the northern boundary having an almost permanent lagoon. There are six dams on the property with one being equipped with a solar pump which distributes water to a further two troughs.
“Pine Hills” – This property is watered by semi permanent holes in the Weir River. There are also three dams with windmills and one river pump feeding a total seven tanks and troughs via 7 km of poly pipe.
“Boogumbilla” – The property is watered by seven dams all of which are either new, extended or have been desilted. There is a dam located in the House Paddock which is equipped with a solar pump delivering to a 22,500 L poly tank and then reticulated to troughs.
IMPROVEMENTS:
“Goodar Freehold” and “Pine Hills” do not have any structural improvements. “Goodar Stud Lease” is improved with a main homestead, workers’ cottage, machinery shed, old shed, horse stables and fuel tanks. “Dugan” is structurally improved with a homestead, cottage, machinery shed, silos, shearing sheds and sheep yard. “Boogumbilla” is structurally improved with a homestead.
YARDS:
“Goodar Freehold” – Round timber post and rail cattle yards with crush, head bail and race.
“Goodar Stud Lease” – Substantial set of timber (half of which has been replaced in recent years) cattle yards set up to facilitate stud and commercial operations.
“Boogumbilla” – Two sets of sheep yards being of steel construction with two covered race areas and 3-way drafting race, circular spray dip and yard irrigation system. Cattle yards of tubular steel construction and semi permanent having race, vet crush, head bale and loading ramp with an estimated capacity of 350 head.
