AREA and TENURE: 2529.791 Hectares (6251.11 Acres) Freehold. Lot 1, CVN 297, Parish of Nomby, Goondiwindi Regional Council.

SITUATION: Approximately 40km north west of Goondiwindi. Bitumen road access off East West Road, west of Billa Billa, or on Goodar Road with 22km bitumen and balance all weather gravel road.

SERVICES: Regional power, TV reception, Internet. Twice weekly mail service. Primary and secondary schools in Goondiwindi with school bus at front gate. All amenities at Goondiwindi including medical, sporting and shopping facilities. Livestock selling centres at Goondiwindi, Dalby and Toowoomba. Bulk grain facilities at Goondiwindi.

CULTIVATION: 1174 hectares of dryland cultivation which has had a full rotation program. With very little cost more dryland cultivation could be bought into production (ie: pasture improved and grassed areas). At present 641 hectares planted to wheat and 114 hectares to chick pea, balance fallow.

IRRIGATION: Currently 166 hectares planted to irrigated wheat, balance fallow.
352 hectares in 4 fields, excellently designed by Dick Sudholz. One 26 pump from supply channels and surges fills 2000ML reservoir ring tank 60 hectares). Surges 1 and 2 have a total capacity of 1010ML. All fields are supplied by delivery channel and tail water is collected back at pump site.

IMPROVEMENTS: Excellent improvements as listed as well as machinery shed and workshop, cattle yards with crush and branding cradle.
