BACKGROUND
The Darling Downs has been an important cattle and grain producing region for more than a century. It is now Australia’s richest cotton and grain growing area,
covering an area of 15,200 square kilometres, with a population of 218,000.
However, in the last 10 years, it has been coal and gas production which has driven economic and population growth. Conoco Phillips has recently paid $8 billion for a half share in Origin Energy’s Surat Basin coal gas projects.
By 2011, the Surat Basin will be Australia’s largest energy province, with estimated untapped coal and gas resources estimated at 40 billion tonnes.
Other major players in the region include Queensland Gas, Linc Resources, CS
Energy, Xstrata, Arrow Energy, and Syntex Resources. Kogan Creek, and Dalby Power Stations currently use coal seam gas.
Both Agricultural and Mineral Production services the Queensland and International markets. There is a rail link from the region to the port of Brisbane.
The population of Queensland is 4,400,000, of a total Australian population of 20.5 million. About 1.3 million Queenslanders live in Brisbane, the State Capital.
HISTORY
The current owners purchased this property in 1994. It has been used as an
abbatoir, operated by the owner, until last year. Continuing changes in Legislative requirements, and spiraling wages because of the mining boom in the region made continuing the business uneconomic. The owners have other business and rural

LOCATION
The property is located at the corner of McNulty and Laycock Roads, Miles. It is 5 minutes from the centre of the township of Miles, which has a new IGA Supermarket, a medical centre, and other local services. There is a railway station in the township. There is considerable residential and hotel development to support the demand for accommodation from the coal and gas sector.
