This block is closer to 6 acres than 5 acres. It has just been sitting there behind a screen of trees for decades, and very few people knew about it. Now; it is on the market.
The fencing on the western side is dog-proof. The other three sides are three strand barbed wire for cattle. However; along the eastern side there is an unformed council road, and the fence line is on the eastern side of that road. So you now get the use of more than 6 acres. If you have any concerns about that; I can show you the surveyors pegs.
The power pole and transformer are right outside the SW corner, so a very easy connection.
The block has had nothing done to it in years, so there is a bit of stick picking to do. But I like the gradient of this block. I would build back up on the high point near the unformed road, and possible get some distant mountain views. I would also get a dam put in (they are not that dear) and I have picked out the site for it. In the photos you will find one with a green patch. Usually a sign of a spring or soak. A good site for a dam, especially as it sits at the start of a gentle gully. Vegetation mapping says you can clear the whole area if you wish. I would leave the stand of trees on the western boundary to provide some privacy from the neighbour.
You probably have noticed how many times I have said “I”. Yes; I like this block. If it hasn’t sold in the next 6 months, I am going to make the owner an offer. I will give you first option though.
