SITUATION: Approximately 45km west of Goondiwindi, 2km north of Toobeah on Minnel Road. “Yarrilwanna” access is west off Minnel Road and also has frontage to Barwon Highway. “War War” is approximately 7km north of Toobeah on the northern side of the Weir River, divided by Minnel Road.

SERVICES: Mail service twice weekly. Rural power. TV reception. Internet access. School bus to primary school at Bungunya. Primary and secondary schools at Goondiwindi. All amenities at Goondiwindi, including retail, financial, health and sporting facilities. Bulk grain facilities at Toobeah, Bungunya and Goondiwindi. COUNTRY: Predominantly alluvial plains country of self mulching dark grey cracking clays with Belah, Myall, Coolibah and Mitchell grass. The balance comprises silty clay loam soils with open woodlands of Poplar Box, Cypress Pine, some Belah and Wilga. A high percentage of the country is affected from time to time from flooding, which provides beneficial production gains afterwards. Some lighter soils and red ridges have naturally established to Buffel grass with potential to improve productivity significantly with establishment of Bambatsi, Lucerne or Rhodes grasses. Approximately 1,642 hectares of lightly timbered native pasture including some areas of regrowth, and 411 hectares of remnant native timber.

WATER: The properties are well watered with frontage to the Weir River with permanent holes and traversed by four creeks (Birrindibil and Yarrilwanna on “Yarrilwanna” and Uragara and Middle on “War War”). Five dams and troughs with water pumped from Yarrilwanna Creek. 20,000 gallons rainwater storage on buildings at “Yarrilwanna”, with pressure pump to house.

RAINFALL: 575mm to 625mm per annum average.

CULTIVATION: The properties have approximately 900 hectares of cultivation (currently “Yarrilwanna” has 540 hectares and “War War” has 360 Hectares), with another 875 hectares whcih could be developed.

FENCING: Fencing in fair to good, stock-proof condition with boundary fences a mix of old pine posts and netting, timber and ringlock to new timber and steel posts with 3 plain and 2 barb. Most of the newer fencing is on the road boundaries. Subdivided into 9 main paddocks and several holding paddocks with internal fencing consisting mainly timber and steel posts with 4 plain and 2 barb in good to new condition. “Yarrilwanna” is subdivided into 4 main paddocks and holding paddocks. “War War” is subdivided into 5 main paddocks and holding paddocks.

CARRYING CAPACITY: Estimated to be approximately 900 – 1,000 breeders or dry cattle equivalents, varying with seasonal conditions. With development of pastures and forage crops this could be increased significantly.

IMPROVEMENTS:

“Yarrilwanna” – 4 bedroom chamferboard home with family room, office, bathroom, kitchen, laundry and screened breezeway. Garage and outbuildings. Steel workshop/machinery shed with concrete floor, rainwater tanks. Steel cattle yards, five way draft, crush with vet bail, calf crush, loading ramp and trough.

“War War” – Old homestead with 3 bedrooms and sleepout, power connected. Portable cattle yards.

REMARKS: The adjoining properties “Yarrilwanna” and “War War” are currently operated as a cropping and breeding operation, with the young cattle being moved to other locations to be fattened. Both properties have potential for further development with pasture improvement and additional cultivation developed for cropping activities for grain or forage crops to background cattle. These properties can easily be run as separate entities.
