These 223 acres (90.5ha) will suit those who are looking for a block large enough to be able to make as much noise as you like without fear of bothering neighbours and who also want to be very close to the facilities at Baffle Creek, boat ramps and the primary school. It was lovely walking the block with the only the sound of birdlife to be heard.
Having two road frontages, both bitumen, makes it easy to choose where to build or set up camp on the block. Now is the perfect time to look as a fire went through a year ago and being our dry season, it is very easy to see the lay of the land and to walk through.
Nicely undulating, the block is attractive and is quite diversified. There are a couple of seasonal creeks and some areas with billabongs. Heaps of high and dry ground where you can build/camp without fear of getting wet feet. Although the boundary is fenced, only one boundary fence is in excellent condition. The remaining fences would need attention if you were to consider running some cattle on the block.
Approx. 1/3 of the block is zoned white which means this area can be cleared. The remainder of the block has vegetation of concern which means there are limitations with regards to clearing. Please feel free to ring me if you would like these zonings explained to you.
So there you have it; a lovely block only 1km from either a boat ramp on Baffle Creek or the local primary school.
If you were to build, rubbish bin collection is available or as the local transfer station is close by, you can use that. Mail gets delivered 5 days a week and the high school bus is available at the boundary. Rates are approx. $1,380.00 per year.
