Do you like to be right in the hub of everything a town has to offer, and still maintain your privacy? If so, this 16 hectare (40 acre) undulating property is in the ideal position for you. From the 239m front of the property to the shops at Baffle Creek is only a stones throw away.
Entering the driveway, close to the right hand boundary, you leave the shops behind and head towards the centre of the property. Following the boundary fence (which needs repair work) the property starts to climb slightly and then dips down and across a creek bed. The road has been built up and over the creek for access when the creek is flowing. The vegetation here is pretty with Grass Trees, lots of leafy mulch and normal creek vegetation.
The land rises and at the top of this ridge you drive into a cleared area where a good sized shed has been erected. A caravan, a smaller shed and an outdoor dining area with a BBQ also share this grassy clearing. A 200 gallon water tank has been connected to the shed. There is a bath inside the shed which you can fill from the dam, if you purchase a generator.
Following a track from this clearing for 200m takes you to the lovely dam. This dam is close to the boundary of the neighbouring block. There is a single phase pump which is included in the sale to pump water from the dam up to the bath in the shed.
The soil on the property is mainly sandy with patches of course gravel.
From the clearing wandering in the other direction from the dam, you discover another small watercourse with waterholes. The Department of Natural Resources have zoned this property white (Non-Remnant) in a smallish section at the front of the property and the remainder of the property light orange (Sub-dominant).
The facilities Baffle Creek offer are a general store, hairdresser, take-away food shop, hardware and bottle shop. There is a tavern behind these shops on the banks of Euleilah Creek. Rules Beach is approximately a 15 minute drive. Deepwater National Park and Wreck Rock Beach around a 20 minutes drive. Boat ramps are only 5 minutes away.
Agnes Water and 1770 are a 40 minute drive to the north. Power and telephone run along the front of the property. Post and school bus to the front gate 5 days per week. There are bitumen roads from the cities of Bundaberg – 80 km south and Gladstone – 90km north, to the front boundary.
Annual rates on the property are approximately $750 payable to the Miriam Vale Shire Council.
