Rarely does such an elevated 25.16 ha (62.17ha) with panoramic views of the Pacific Ocean, with National Park in the foreground, come to be available at market.

At the top of the 135m ridge, you are on the peak of the coastal Matchbox Range with only 6.5km to the ocean. Here you are surrounded by the serenity of native hardwoods, Grass Trees, the largest granite boulders in the district, all graced with the constant refreshingly cooling coastal breezes.

Below the ridge at about 30m above sea level is a steel shed which is 4.7m x 12m. ie 3 x 3m bays enclosed and 3m bay as a verandah. This was professionally built by Agnes Water Sheds in early 2005 and has Council approval. It has served as a comfortable base camp and there is an external shower.

There are two poly tanks each being 2000 gallons which store rain water from the shed roof. A bore has been sunk and cased. It is 62m deep and was tested for 2h at 0.8L/s (2880L/hr).
Traversing the middle of the property is a water course with a stream order of 1.

The driveway was carefully planned and formed with gravel and rock. Despite heavy rains over an 8 year period, there are no washouts and no re-work has been needed in 8 years.
All boundaries are clearly marked saving surveying costs.

The remaining segment of the proposed driveway to a rock ridge is about 180m long. With its current markings, the slope is about 1 in 5. As an alternative, to get a slope of probably 1 in 7, a switchback could be made further back along the boundary at a higher point. Alternatively, for a very gentle slope, the driveway could be brought in to finish at the bottom of the rock ridge rather than to the top.

The entire property has been rezoned green which is remnant vegetation not of concern. Regional ecosystems on this property have been coded 12.5.4 being Eucalyptus spp., Corymbia spp., Melaleuca spp. woodland on complex of remnant Tertiary surface and Tertiary sedimentary rocks.
