“Kolonga” on Lake Monduran

Kolonga is situated on the Bruce Highway 89 km west of the city of Bundaberg & 38 km north of Gin Gin and is central to the coastal resorts of Bagara & Agnes Water
With a freehold area of 1706 ha or 4216 acres Kolonga adjoins Lake Monduran at the Fred Haigh Dam. The owners currently have a licence agreement with Sunwater for the use of 700 hectares of flood margin land for grazing purposes, they also estimate that a similar area is available between the flood margin and the current water level of the dam. This lease has been held by the owners since the construction of the Fred Haigh Dam in 1974 and the new owners will have to enter into a new agreement with Sunwater.
Kolonga is registered weather recording station and records from 1974 have the average at 825 mm or 33 inches. Situated at the junction of Wallily Creek & the Kolan River with Takilberan Creek on the southern boundary the country is gentle rolling forest country timbered with blue gum, ironbark & bloodwood. The soils are soft loams & decomposed granite. The country has abundant growth of pasture & the creek & river flats have particularly high carrying capacity. Improved pastures of bisset creeping blue grass, hatch, rhodes, paragrass, couch plus strong coverage of legumes comprising sirato, fine stem stylo, seca stylo & wynn cassia.The abundance of natural water is a feature at Kolonga with all the cattle watered by permanent natural water.
The lowset “L” shaped homestead is set in tree studded gardens on an elevated ridge over looking the blue gum flats & western ranges. Of chamferboard construction with hardwood timber floors & high ceilings throughout the large home with a total of 4 bedrooms & 3 bathrooms features a separate living area with ensuite which has been previously used as a granny flat & makes an excellent parents retreat. The centre piece of the homestead is the “L” shape enclosed verandah which creates a breeze way throughout the home. Other rooms include dining, sewing room, office & storage room. The green house shades the western corner of the homestead plus a separate garage & attached carport.
The droughtmaster and brangus based herd on Kolonga comprises a mix of 1000 head with all cull females and a percentage of bullocks fatten on the improved pastures.
