This property is graced with refreshing coastal breezes and the relaxing sound of the waves rolling to the shore. Expansive stretches of beach with secluded estuaries and coastal reef await those who stay here. Several locals access these delights via quad bikes along boundary line tracks.
The steel dwelling is 7m x 9m with unique portal frames that have been welded. It is Council approved as a shed. All of the roofing sheets have sizelation film under them. It is further cooled by three Windmaster extractors on the roof.
A full length 4m verandah adds to the appeal of sub-tropical outdoor living. This overlooks a well used and loved BBQ pit.
A solar system was installed in 2004. There are 16 x 80w Sharp panels which store in a 900amp hour 24 volt battery bank. A Plasmatronics PL60 regulator monitors the state of the batteries and has a 30 day metering and reporting function. A Latronics 3000w inverter will surge to 9000w and has a 30 minute rating of 3700w. That is quite a system. Added to this a Woods battery charger and a generator in its own 3m x 3m shed for those prolonged overcast days.
Rainwater is stored in a 25,000 litre polly tank and extracted using a 240 volt electric pump. At the rear of the property is a moderate sized dam. A septic is installed to the bathroom and toilet.
The majority of the property has been zoned orange which is of concern remnant vegetation. Approximately 10% has been zoned green which is remnant vegetation not of concern.
Regional ecosystems are 12.9-10.7 which is Eucalyptus crebra, E. tereticornis +/- Corymbia tessellaris, Angophora spp., E. melanophloia woodland on sedimentary rocks being of concern.
The front of the property is 15 above sea level with a curved ridge of 10m above sea level at the rear which slopes down to fill the dam with surface runoff. The property is fully fenced with an intermediary internal gated fence at the front.
The facilities of Baffle Creek are 12kms away with general store, tavern, postal agency, rural supplies and bottle shop. A kiosk in a nearby caravan park is only 3km away. There is also a boat ramp here and 2 km down the creek.
Annual rates on the property are approximately $890 payable to the Gladstone Regional Council. For a non-negotiated sale we may include a boat with 18hp motor, a 6 berth caravan for guests and a Samsung Fridge rated at 508Kw which is the best model to have on a solar system.
