INVESTMENT OUTLOOK FOR HERVEY BAY

Substantial population growth, economic growth, and improved accessibility and infrastructure have all combined to maintain a heightened level of demand, which in turn has led to an increased amount of building activity.

Given the expected continuation of these basic building blocks for capital growth, especially the increasing importance of the tourism industry, it can be expected that Hervey Bay will continue to provide property investors with a distinctive market with optimal investment conditions for the medium term at least, despite the considerable growth of the past few years.

There still exists ample room within this market for substantial upward movement.

Fraser Island – Hervey Bay is the main entry point to Fraser Island, the largest sand island in the world. It was included as a World Heritage site in 1992. Fraser Island is a place of exceptional beauty, with long uninterrupted white beaches flanked by colour sand cliffs, over 100 freshwater lakes, all ringed by white sandy beaches, and where ancient rainforests grow in sand along the banks of fast-flowing, crystal-clear creeks.

The Southern Great Barrier Reef is a spectacular 35 minute flight from Hervey Bay with Lady Elliot and Lady Musgrave islands offering some of the best diving, snorkelling on the reef, with crystal clear waters, abundant marine life and fewer crowds than the islands further north.

Hervey Bay is recognized as the “whale watching capital of the world”, this occurs between late July and November each year. Dozens of whale watching cruises leave daily from Hervey Bay’s marina, ranging from basic two hour cruise to multi-night stays about luxury vessels.

Population & Demographics
Hervey Bay is established as one of Australia’s top growth regions, having increased its population five-fold in 30 years. Since 1976, Hervey Bay has climbed from No.68 to No.29 on the list of Australia’s biggest cities. Over the five years to 2006, its growth maintained an annual rate four times the national average. It now has 55,000 residents.
Hervey Bay’s projected growth rate is more than double the Queensland average up to 2026, by which time there will be 99,000 residents in Hervey Bay City.
