Location:
Springvale Station is bisected by the bitumen Mulligan Highway, 15km north of Lakeland and 65km south of Cooktown. Mareeba, on the Atherton Tablelands is 195km (2 hour drive) south, with Cairns only another 65km (45mins) toward the coast.
The region is a beef production, grain and banana growing area with fertile soils, sunny days and abundant water. Springvale enjoys a mild tropical climate with no frost and a reliable 1,000 – 1,500mm (40-60 inches) annual rainfall.

The Proposal
There are three primary aspects for consideration:

Farming:
There is opportunity for large scale development into a highly diverse, intensive enterprise due to the station’s highway-frontage location, tropical climate and rainfall, abundant water supply potential, and fertile red & black basalt soils. When 200ha of irrigated Bananas is considered large, it becomes very evident of the enormity of the Springvale farming opportunity.
Springvale Station offers approximately 1,700ha (4,200 acres) of cleared and pulled land in various stages of development and has been granted multiple irrigation licences allowing access to an annual minimum of 15,000ML, with an unquantified top limit. Stage 1 of the farming development plan commenced in Oct-Nov 2013, with the construction of the cook Dam which now has approx 700ML of water.

Springvale Station shares a boundary with the Lakeland farming community and as such has some similar soil types and the same climatic conditions. Legendary Banana farming families and International corporates like Dole Corporation have established some of the largest Banana farms in Australia at Lakeland. Lakeland has successfully grown corn, grain, peanuts, forest timber and is agronomically suited to many other crops.

Grazing:
Springvale Station is a substantial property of approx 56,000ha (139,000ac) and as a fully operational traditional cattle station and is currently stocked with approximately 4,500 head of Brahman Charolais cross cattle. The property has substantial infrastructure and all weather bitumen road frontage thus providing year round access to all markets.

Eco-tourism:
Springvale Station is ideally located for an eco-tourism enterprise. Situated a short drive Cooktown in the Normanby River catchment, Springvale Station shares its southern boundary with the wet tropic world heritage area, Monkhouse Timber Reserve, is upstream of Lakefield National Park and connected to the Daintree via Diggers Creek National Park.
The very substantial fly/drive local, national and international tourist trade throughout northern Australia already frequent the neighbourhood. There is likely demand for all that Springvale might offer.

Homestead complex:
The property boasts Owners homestead, Managers’ residence, a Guesthouse, workers’ and supervisors’ accommodation and amenities, machinery sheds and cattle processing yards and associated infrastructure.
Perched on the top of a ridge and surrounded by an expanse of manicured lawns and established gardens, the fully air-conditioned Homestead is inspirational.
