AREA: 33,900 Ha (83,767 acres) Located 220 kilometres West of Cairns.

RAINFALL: Average 875mm per year (35 inches). 2008-2009 season received 1,250mm (50 inches). Year-in-year-out rainfall is very reliable.

IMPROVEMENTS: Crystalbrook Lake has the added advantage of two beautiful homes set apart from each other, located in a wonderful bush surrounding.

WATER: Crystalbrook Lake is a very safe and secure property for water. The lake is the main attraction covering some 300 acres of water. The lake was built in the late 1960′s in the boom of the tin mining days. Today, the large water source is home to many species of wildlife, as well used for stock production. There are two water systems coming off the lake. One system syphons water over the dam wall and into the creek it’s built on to send water a further 10km for stock consumption. This is a very economical way of transferring water. From here water can be pumped out of a permanent hole and up to tanks and troughs running right through to the boundary. The second system has a mono pump sending water to a 10,000 gallon tank and reticulating to troughs around the lake itself. All tanks, troughs and pipelines have been set up to the highest degree. Two creek systems also run through the property, with one mentioned earlier as being fed from the lake, whilst the other one is seasonal with some springs throughout. Around 25 permanent dams are evenly spread across the property, with at least half being constructed in the last 6 years. There are also two operational bores, one at the main homestead and the other used for stock water.

COUNTRY: Crystalbrook Lake is a very clean property free of noxious weeds. The land is made up of undulating Ironbark and Bloodwood country. The grasses are all native, mainly Black Spear Grass with areas of Secca Stylo, a legume that has been introduced over the years. Due to the open country, mustering cattle is efficient.

YARDS/FENCING/PADDOCKS: All of the fencing is kept to a high standard, mainly consisting of 3 barbs and steel posts. Cattle very rarely put pressure on these fences due to the size of the paddocks. The house yards are a race draft setup. They have the capacity to accommodate 1,000 adult cattle at any one time. There are three main paddocks on the property, as well as smaller holding paddocks. Some of the dams have holding paddocks around them for ease of mustering. There are roads all throughout these paddocks which are maintained to a level where a small cattle truck can access them.

SUMMARY: Crystalbrook Lake offers the investor a unique opportunity to acquire a commercial beef cattle property.
