RAINE & HORNE PROSERPINE – “Elaroo” is a productive cane farm operation that boasts a 648 megalitre water harvesting licence from the O’Connell River. As a cane property it shows excellent yields and CCS over the last few dry years. AREA: 113.86 hectares LOCATION: Approx 50 km south of Proserpine, 75 km north of Mackay RAINFALL: Approx 50 inches annual average (1250mm) SOIL TYPES: Sandy loams on the river and creek flats to loamy soils through the centre. The soils are very good and continue to grow exceptional crops year in year out. WATER: The property has a 648 megalitre water harvest licence. At the moment the O’Connell River is undergoing a Water Resources Plan and moratorium on all new licences is being enforced. At the end of this process this licence might be tradeable. USE: Presently almost completely under cane, mostly replanted in the last two years. 2005 CCS average 15.45. Previous to cane the property was a high production tropical pasture grass seed farm. IMPROVEMENTS: Three bay machinery shed, 5000 gallon concrete rain water tank FENCING: Back boundary mainly three barb in fair to good order. A new fence is under construction along the O’Connell River boundary. AGENT’S COMMENTS: This property could easily be converted back into a grazing and fattening operation; a prolific stand of Signal grass is evident along the headlands. The undulating cleared land between the O’Connell River and Oaky Creek has a number of good dam sites as well as potential house sites. The water harvest licence allows the astute grazier to droughtproof the operation. An opportunity may exist to purchase an adjoining 1400 acre forestry lease in the near future – together this would make a breeding and fattening operation feasible.
