Location: An excellent and picturesque location just 5km South of Giru, 45km West of Ayr and 45km South of Townsville.

Services: The farm has bitumen road frontage and 3-phase power. Post Office and Primary school in Giru, Secondary schools in Ayr and Townsville with a bus service to Ayr. Ayr has a population of 8,500 with another 10,000 in the surrounding area supplying a busy town centre with both large and small retailers, banks, medical facilities and schools. Townsville has a population of over 170,000 with a large Government, industrial presence as well as a large university. There are daily flights to Brisbane, Sydney and Melbourne.

Soils: 75% of the farm has river silt soil and the balance runs to heavier soils with varying amounts of clay. All five paddocks are leveled and flood irrigated.

Water: Good quality water in abundance from the Sunwater Haughton River system, from runoff or from the underground is a feature of this farm. There is a 1200ML Sunwater allocation from the Haughton River at approximately $22/ML incl GST. Supply is pumped via 2 bores and a river pump through 1200m of 400mm poly and 400m of 375mm concrete pipe. All pumps and pipes are interconnected so that any pump can deliver to any area of the farm via outlets every 200m.

The river pump is a 6×7 inch Kelly & Lewis column pump with 25hp 3-phase electric motor. It is has a 10 inch suction from 30ft under the centre of the river. This system delivers 60,000ga/hr. A 6×8 inch Regent centrifugal pump with a 25hp 3-phase electric motor delivers 90,000ga/hr using only 20hp making it very energy efficient. It is licensed for a 300mm pipe so it could deliver even more water if required. A 6 inch Grundfos submersible pump with a 30hp 3-phase electric motor pumps from a bore 71ft deep with the water level at 30ft. A 50mm submersible pumps 45,000 ga/hr for the shed supply.

Improvements: There is a fully enclosed and lockable 36.5m x 12m x 6m high steel machinery shed and workshop has 2 bays concreted, 4 bays gravel, 3-phase power, lights and a 5m steel awning for implements etc. An old timber home near the shed is in a poor state of repair and not currently habitable.

Crop & Machinery: The 2009 crop is included and is estimated at approximately 14,000t, normally 16,000t. This is down due to the late harvest finishes from previous seasons. Cane yields have been 149.4t/ha (60.46t/ac) in 2006, 134.6t/ha (54.47t/ac) in 2007 and 110.4t/ha (44.68t/ac) in 2008.
