You know what I honestly have not worked out exactly what price I will sell for as I only paid $100,000 for the unit ten years ago and don’t want to scare off any genuine buyers..
So like all sellers I want the most I can get for my North-East facing bright and cool breezed unit but if the price is low I must still go!
This unit is clean, has large windows, fully tiled with modern neutral coloured tiles throughout and does have some ocean glmpses from the Big main bedroom.
The block is only 7 in ottal and nearly all owner occpiers who have lived in Tarcoola for donkeys years.
I bought it for lots of reasons:
Position and close proximity to Coolangatta Beaches-who doesn’t like convenience?
The Ocean views when I bought it were better and still ok for the price!
My unit is separately accessed by a private road to the very top of Cooly Hill’ where only two other owners share this road. One chap is middle aged and the lady in the penthouse above me is the original owner.
The construction I was told by my engineer/building inspector at the time was rock solid; I think he called it a possible bomb shelter as it was so solid and well nestled into the hillside.
The carport is right next to my unit which is ideal compared to lots of other similar priced units where you have to walk a long way in the dark to get in your home.
Perfect North-east aspect never goes out of style. Westerly aspect units on the flats in Summer are the pits! Ask someone who lives there.
The other 4 units below in Tarcoola are totally separate and almost feel like they are on another block!
My unit actually owns 1/7th of the entire block and I thought mid to long term if a developer bought in I would gain the same price as the penthouse above me and the other 2 bedroom units.
It is only a one bedroom but a big bedroom it is being 5.7m by 2.7m or BIG in other words!
Internal laundry-I have checked and lots of other units in this price have shared laundries-it is the pits waiting to have your laundry done with strangers, let’s be honest!
Finally let’s be honest it was only $100,000, so I thought what the heck.
I have a terrific tenant living here paying $239.00 per week and will sign a long term lease if an investor purchases my unit. HE HAS KEPT THE PLACE IMMACULATE and everyone in Tarcoola that knows him or has met him thinks he is the best.
Special Bonus-I never figured that earlier in the year a massive chunk of the country, Brisbane, Ipswich, places like Granthem and so on would be devastated by floods. How much are these properties flood affected now worth compared to housing in Brisbane that remained high and dry? Think about it. But now with global warming being a HUGE current and future issue I think people who have the opportunity to buy up high safe and dry are going to be happier and enjoy far better capital growth in the long run. No telling when the next floods will beNoah’s Ark type flood would not reach my unit.
So if you want to make a tender on my unit, it is just a matter of signing a private confidential contract by the due date. You get one offer as I am not into Dutch auctions.
