Located in the heart of the great South East Queensland Scenic Rim, the property is a one to two hour’s drive from Brisbane or the Gold Coast. This is a 220-acre lifestyle holiday park covered with thousands of huge, beautiful trees. The park overlooks one of the best fishing and water skiing lakes in South East Queensland. In addition to water sports, guests enjoy a variety of bush scenery, wild-life, magnificent views, numerous mountain climbing areas and orienteering tracks and bush walking trails.

The business would be a great start for one seeking to enter the accommodation or tourist industry, or for a buyer with a desire to both maintain an income as well as enjoy the benefits of the Queensland climate.

Day to day operations are not full-on 7 days per week. Except for peak periods such as Christmas, Easter and public holidays, bookings are mainly for weekends: with guests arriving on a Friday and departing on a Sunday. The guest booking and payment system is on-line and virtually labour free (enabling the park to be operated and managed from any location); permitting the present owners to enjoy a good income as well as a relaxed life-style.

The holiday park comprises two large Queenslander homesteads (each of which can sleep up to 17 guests), plus caretaker’s flat, donga, camp kitchen, camp showers and toilets, and a new modern motel unit or cabin – plus numerous and very large powered and unpowered camping sites. There is a very large modern storage shed, as well as a shop or kiosk (which is not operated by the present owners but which can easily be re-stocked should a new owner wish to do so). The inventory encompasses all items on the property: from china and homestead furnishings, through to ladders and lawnmowers, etc.

The rapid growth of nearby suburbs and towns – Ipswich, Beaudesert, Canungra, and Jimboomba – has had a direct and steadily increasing impact on this tourist and recreational business. The rising numbers of guests are a practical demonstration that this is certainly a tourist or holiday business proposition offering the opportunity to make serious money should a buyer opt to work a full working week. The return on investment both present and future which is associated with this freehold is by any comparison quite unparalleled. The returns are excellent, especially when one considers that for most of the years they have owned the property the present owners have only ever worked a two-day week.

The layout of the property and the design of buildings are such that a variety of configurations are possible. For example, the present owners live in one of the homesteads and use the caretakers flat as an office. However, a buyer could for example live in the motel unit and visit the property on an occasional basis, place both holiday houses on the market for holiday guests, with a full-time caretaker living in the caretakers cabin, and with guests being admitted at the kiosk. Certainly, a variety of combinations are possible.

In 2012 a Development Approval was issued for the subdivision of 100 cabins. The present owners have kept the plans and all relevant paperwork associated with the proposed development, but have never proceeded with the project. However, the possibility is obviously there for a development of this nature, should some sort of project along these lines be of interest to a future owner.

Inspection recommended.
