Seller Statement:

The first time we saw the block at Boardrider Cres we fell in love with it. It was a beautiful, blue sky summers day. We stood on the block facing north, looked at the lovely park across the quiet street and discovered that it had a pathway leading directly to the beach, less than 200m from our front gate to the dunes! The idea that we could gaze at Mount Coolum and hear the ocean from our home was irresistible.

It ticked all the boxes. Close to the beach, a park for the kids to play, walking and riding paths that took us all the way to Mudjimba in the south and Coolum to the north. Primary schools nearby. Shops within walking and riding distance including an IGA, doctor, pharmacy newsagent, pizza, bottleshop. Pretty much everything we needed for easy day to day living.

We met with the architect early one morning and went for a surf together out the front. We then walked back to the block through the park while I described to him how we live and how the house needs to be designed around our beach lifestyle, be as eco friendly as possible and needed to take advantage of the beautiful view overlooking the park. We absolutely love the pavilion house we together designed for our family. A modern, eco friendly beach house!

The design process was exciting, thinking through the options and ideas that would make our house perfect for us. We really liked the architect’s idea of two pavilions with courtyards on either side of the connecting hallway. It’s a way of getting winter sunshine into the rear of the house and creating privacy in the outdoor areas.

The private, hot water, outdoor shower courtyard is a winner. An absolute must have if you use the beach year round and want to keep sand outside. It’s such a pleasurable experience showering with a lovely garden around you! It leads straight into the master bedroom so you can easily get ready for work after an early surf, swim or beach walk. There’s also a little pathway from the shower straight to the garage for the surfboards and beach gear to go back. It has towel rails and hooks for drying in readiness for tomorrow’s adventure.

The front deck was designed so that it would be sheltered from cold southerly winds and rain in winter but still take advantage of the winter sun. Conversely, in summer, we wanted the northerly breeze to cool the house and came up with a design that funnelled those breezes right through to the back. You can feel that gentle, cool flow of air in the laundry when the northerly blows.

The house gives the kids their own play room / second living area with a private outdoor courtyard to play and hang out in but with a brilliantly thought out back window from the kitchen so we could keep an eye on things. We could also watch them through the front kitchen windows while they played in the park after school.
