Town Planning and Development The subject of Affordable Housing has been an emotive issue in Noosa as much as anywhere else in Queensland. Pressure has been brought to bear to rezone suitable areas from the old Residential Single Unit Dwelling to Attached Housing, the new form of Residential Low Density. In May 2009, this section of Eumundi rd was rezoned to attached housing – as of right for multiple dwellings, and a minimum density of Low Density, with Medium Density a possibility. The site could also be suitable for a retirement or nursing facility, subject to a specific TPC. A minimum density of 100 persons per hectare will be allowed, equating to 28 persons minimum, representing basically 12 two bedroom, or 17 one bedroom apartments, or a combination thereof. Although we cannot specifically calculate the density allowed if Medium Density is permitted, previously the GFA was 64% of site area as opposed to 40% of site area with Low Density, and a Plot Ratio of .65 as to .4.
