The Land being offered for sale comprises 12 Lots in an industrial subdivision on the corner of the Warrego Highway and O’Mara’s Road, Charlton. The land areas vary from 2 hectares to 5 hectares and some Lots have frontages to the Warrego Highway and O’Mara’s Road.

The Lots are located on a major intersection which will have traffic lights installed as part of the Highway upgrade and the development of Charlton to a major transport and storage precinct.

The Charlton development will transform the freight network in southern Queensland and will be the preeminent centre for providing transport and storage facilities for the greater region from northern NSW, Darling Downs and south west Queensland.

The advent of the inland rail connection from Moree to Toowoomba and the construction of the final link in the rail system connecting Wandoan to Banana will allow several more coal mines to be opened and for general freight and primary produce to be railed directly to the port of Gladstone.

Heavy & domestic road traffic through Charlton is currently 12,000 (1,750 heavy transport) vehicle movements per 24 hours and with the upgrade of the road system, the widening of the highway, and the increased productivity of the gas & oil resource, these movements are expected to show a substantial increase.

The subdivision has been designed to accommodate a variety of operations and the internal road layout will allow efficient access for heavy transport. The location provides ready access to the Warrego Highway and to the Cecil Plains Road with links to other major traffic routes.

All services will be available and it is anticipated that the Lots will be ready for handover in April / May 2011. This is the first major subdivision to be offered in Charlton and its prominent location will guarantee its future success.
