An attractive parcel of land which has been in essence totally re-fenced, significant amount of land care trees planted, and an area set aside for regeneration of native trees now quite mature.
The land is also blessed with Classic Australian Red Gums and there are three catchment dams, all of which hold year round water for stock. The central dam is equipped with a 5HP Davis electric pump with a 50mm PVC feed into the vineyard, which is then broken down into 19mm and 13mm lines the vineyard being watered in two stages. There is a natural spring in the northwest corner of the land with year round water. Furthermore, the dam nearest to the northern boundary has a Petrol 5HP Honda pump which can transfer water to the main irrigation dam, via a poly pipe which runs under the road.
Further improvements to the land include a lockable 40′x20′ shed with two side sliding door and an end sliding door. There is light and power and one quarter of the shed offers concrete floor (plus concrete foundation). At the rear is a 22,500 litre poly tank and further down an 8′x8′ storage shed. Next to the main shed is a 30′x20′ three sided hay shed which is also used for farm equipment storage, plus a rainwater tank.
The vineyard was originally planted in 1997 and the Vendors have applied organic standards. The rows are 3 metres apart and the vine stems are 1.5 metre apart, grown on 3″ to 4″ posts 1.8 metres above the ground in a vertical shoot position. The yield is kept at 2-3 tonne to the acre (or approximately 20 tonne maximum) from approximately 6 acres of Shiraz which is currently taken to a small boutique winery in the Barossa called ‘Tinshed’. There is also a small patch of 60 vines 3 rows of Chardonnay and 3 rows of Cabernet Sauvignon. Two filters are used to supply quality water to the vines.
The Plant and Equipment will be sold as a walk-in walk-out sale (except for the boat), primarily a Murray 65 diesel tractor with slasher, a 700 litre Denyer tank and fire fighting pump mounted on a trailer, carry all and wire spinner netting (for the vines). The property does have an ABN business number.
All in all a great property purchase – all ready to go with a house! The land has been well cared for and nurtured by the same owners for the last 20 years, they are now reluctantly retiring, thereby offering you a great future.
