A great open and very pleasant rural location with big gums and thousands of native trees and shrubs.

A very stylish Hickinbotham home built in 2000 with front verandah, high gabled roof, 9 foot ceilings and a huge entertainment deck measuring 11.71m x 5.65m plus an adjoining 5.85m x 2.8m area.

The master bedroom has ensuite with toilet, shower and corner vanity, Rinnai temperature control unit, skylight and walk-in robe. The front entrance is tiled and extends to all living areas and also adjoins the lounge.

The kitchen family area offers walk-in pantry, wall mounted cupboards, Bosch dishwasher, double sink, work bench, Simpson hot plates and extractor fan. There is also a large Nectre Mega slow combustion log fire. The family area also opens up into a tiled rumpus room. There are down lights throughout, most on dimmers and the kitchen in terms of lighting can be staged.

There are three more bedrooms, one of which is currently used as an office. The three-way bathroom offers four-door vanity, separate toilet and linen cupboard. The laundry has outside access and inbuilt timber in the veneer wall to cater for the weight of a wall mounted clothes dryer. The ETSA control panel and circuit breakers are also found in this area. Finally, under the main roof there is two-car garaging with roller door access.

Outside offers stone retaining walls, 100mm underground stormwater piping which extends to the concrete 22,000-gallon tank. There is also a 5,000-gallon PVC header tank which can feed the concrete round troughs plus the straight line trough – the troughs can be isolated.

There are four main paddocks, all fences are electrified (once again can be isolated). All internal fencing is new and the external fencing is good. The electric fence unit is in the shed. The house yard offers deer height fencing plus extra smaller mesh which is buried into the ground to prevent rabbits and snakes coming into the enclosure.

The 40′x20′x9′ garage with double sliding doors offers concrete floor (complete with concrete hooks in the concrete). There is light and power (with safety switches) and approximately one quarter of the shed is fully lined with wall unit telephone, slow combustion log fire – the sink is not connected to an ‘S’ trap and the shower needs revamping. The area was used whilst the present owners were building – today a studio.

Further improvements to the property include the enviro-cycle, provisioning (but not connected) for connecting dam water to the toilets (the large dam is currently empty). The Breezeair evaporative cooling unit is ducted throughout the home and there is a gas bayonet in the lounge and on the outside wall for barbeque in the entertainment area. There are four-year-old shutters on all front and rear windows. All walls including internal walls and the roof have been insulated. There is also a shelter shed plus hay shed in the southern paddock. Finally, cattle yards and crush.

A safe rural environment, conveniently located to the Barossa, Mannum, Mt Pleasant and Adelaide. Well developed with great attention to detail.
