Located in Australia’s most famous wine region, The Barossa Valley the property has direct access from the main tourist route the ‘Barossa Valley Highway’.
The Winery complex is modern and compliments the existing vineyards. A stone residence has been renovated and extended into an excellent residential property. The registered proprietors of the winery and vineyard operate the business and have built a respected quality brand over many years.
The property is held under freehold title and there are no restrictive encumbrances on the property which affect its present and continued use. The total land area on offer is 43.764Ha consisting of four separate titles.
The vineyard has a 50 mega litre dam with the water coming from either a 30 mega litre off-peak SA Water supply or from the regional town waste water treatment works.
The vineyard has exclusive rights to access treated water from the regional system and it is mixed with the off-peak water in the dam. The arrangement is with the Barossa Council who are responsible for treating the water and releasing it once the appropriate quality is achieved. The arrangement ensures appropriate analysis of water and soils.
The property is also serviced by a mains water supply for the residence and winery needs.
The land is undulating and rises from the Barossa Valley Highway to a high point at the southern end of the property.
The soils are a mixture of loam over red clay, sandy rock and alluvial soils near the water course. All are suitable for vineyard development. Some soils require more water due to their sandy nature. There is a continuous programme of soil management to ensure quality grapes are produced.
After the owners renovated the stone residence and expanded the vineyard over several years the winery complex was commenced and includes a modern cellar door, winery, packaging and barrel store.
