The four vineyards include the highly regarded Ashtons(26.12Ha), Springs(21.4Ha)and Rose Hill Vineyards(39.2Ha) located at Sevenhill. Water vale vineyard (21.6Ha)located in the world renowned Watervale district is located on the immediate outskirts of Watervale and has three titles. As well as being a high quality grape growing area this block has three titles which would make ideal home sites.
The land value of these blocks alone along with the water allocations of 8.87 ML of dam water and 10ML of Mains water, along with a powered 4 bay shed make this property something that should be investigated by the astute purchaser. The property adjoins a creek setting with bitumen road access. High visibility if a cellar door site was chosen in the future. Riesling, Cabernet, Shiraz and a small patch of Merlot are well established being planted in 1977 1994.

The three vineyards in the Quarry Road Sevenhill area all have excellent water allocations and can easily run independently of each other. Each vineyard has its own designated pump and water resources. Rose Hill is substantial, running along the eastern range of spring farm road, high yielding Cabernet with Shiraz, Semillon, Merlot and 1920s planted Grenache. The trellis is in good order and has a central dam, 10Ml mains water allocation and consistent 13ML bore. Powered implement shed and irrigation shed. Rose Hill currently has two titles and could easily be three with sub vision.

Springs has a massive 38.26 Ml water allocation plus a further 12ML of mains water back up. A mixture of Shiraz, Cabernet, Riesling, Viognier, Sangiovese, and Malbec all planted 11 years ago(2000). An easily managed block with VSP trellis, pump shed and undulating land with winter creek fed dam. Superb house sites.

Ashtons is consistently a high performer, has well established vines ranging in planted years from 1960 2000. Cabernet, Shiraz, Riesling Semillon, Mataro, Malbec, Sangiovese, Viognier incorporate the 71 acre planted property. A total of 19.4 Ml water is included with the property. Shearing shed, bore, power and mains water. The soil type on this vineyard along with the aspect has been highly regarded by many over the years.

Regular spray program’s have been implemented in this difficult growing season.

The properties will be offered on non contingent lots. We all know things have been tough in the viticulture industry for some time, many of the growers are prepared to hang in there and wait for things to turn around and others say enough is enough. The buying opportunity for the bottom of the cycle is now. A difficult year nationwide with an unpredictable outcome is expected for the 2011 vintage. Clare seems to have come through relatively unscathed so far and continues to win world wide acclaim year after year.

With excellent water allocations, red loam alluvial soils on the majority and recognized locations this just may be an opportunity that should not be overlooked.
