Beer Brothers are selling their Riverland vineyard; 45.64 acres planted to Chardonnay, Semillon, Shiraz & Cabernet Sauvignon grape varieties and 7.26 acres planted to Quince trees. Located on Clements Road, Cobdogla and bordering Chambers Creek, this property offers the astute and energetic buyer the opportunity to live an idyllic environment with an enviable climate and generate income while doing so.
Total area of approximately 52 Ha (127 acres) on two titles;
18.47 Ha (45.64 acres) planted to wine grapes;
2.94 Ha (7.26 acres) Quinces;
All under drip irrigation;
Grape varieties include Chardonnay 5.42 Ha, Semillon 2.48 Ha, Shiraz 4.71 Ha and Cabernet Sauvignon 5.86 Ha;
The accompanying table shows production for the past 3 vintages;
Most of the grapes are contracted on a year by year basis to a major international wine company with the exception of Semillon which goes to a local winery;
The Quinces are contracted for 10 years to Maggie Beer Products in the Barossa Valley and are used to make Quince paste. It is expected that when the Quinces are in full production they will generate around $50,000. Since the inputs and care of Quinces are so much less than grapes this provides a stable future income;
Grape production suffered with the change from under-vine sprinklers (Waterbird) to drip irrigation in 2011;
However the accompanying table shows a steady increase in production as a result of changed fertigation procedures;
The permanent water allocation is only 10 Ml. It was originally 210 Ml but 200 ML was sold off in the government buyback scheme of 2012;
The current water use is approximately 110 Ml, meaning that 100 Ml has to be bought on the short term water market. This has been in the order of $200/Ml for the past 3 years;
The vineyard is currently being run under management;
There is a two bedroom cottage on the property that has not been lived in for several years. It needs some renovation but is basically liveable now with a clean-up and a touch of paint;
There is a machinery shed on the property;
Plant includes a tractor, a 4-wheel motorbike and a Ford tray-back utility;
The production figures in the accompanying table do not include the 2016 Quince harvest because it has not yet taken place. However, it is expected to be around 45 tonnes generating approximately $26,000;
It is planned to plant a further 4 acres of Quinces this year (2016)
The gross return for the property for the 2016 vintage is expected to be in the order of $120,000;
