Elevated 450m2 vacant block of land on its own title, no front or rear neighbours, pond frontage and ready to build on with all underground services available. This area is framed by the rolling Mt Lofty Ranges which offer sweeping vistas carpeted by the verdant vineyards and olive groves of McLaren Vale. Only 1.5 km to the exclusive and pristine Pt Willunga beach via the newly developed Linear Park bike and walkway along Willunga Creek, this area offers the best of the Fleurieu coast and country and yet is an easy 40 minutes from the heart of Adelaide along the southern expressway. Located in the Aldinga Arts Eco Village on 34.5 Ha of sunny northern hillside, this unique sustainable housing development and intentional community is based around the principles of permaculture, with a focus on the arts and the environment . The Village Community is now in the early stages of formation, with around 55 completed houses and a number more currently being built or in the active planning phase.
Physically, the Village currently consists of 169 commercial and residential lots, communal neighbourhood orchards, eight stormwater collection points or ponds, and an amphitheatre with movie screen and wood fired pizza oven for outdoor performance events and gatherings.
All lots include access to common land, central facilities, restricted vehicle access roads (child friendly) and underground services. They are separated by natural boundaries, not manufactured fences. Art forms a strong part of the natural landscape at the Village and buildings are designed to reflect the aesthetic and functional needs of the community and the land. There are periodic friendly events to which all community members and friends are invited – for example, social gatherings, movie nights and public education events. The site also incorporates a small farm that will be developed to enhance food sustainability, and an associated small-scale wastewater treatment plant that directs treated sewage effluent from the Village to agricultural use. The treatment process is biologically based and chlorine free. Additionally, over the next few years, a number of community buildings will be constructed, including an art gallery, a theatrette, artist / artisan studios, a Community Centre, and public waterless composting toilets. Unlike the situation in a normal suburb, there is a lot (40%) of common land around the privately owned housing lots in the Village. Within this common land, over 600 fruit and nut trees have been planted in over a dozen orchards around the Village for community use.
Another feature is the extensive system of mounds or “berms” planted with indigenous native species to form conservation corridors and help shelter the homes from wind, noise and vehicle lights. The Village Farm is an area of about 17 ha of open land adjacent to the main residential Village on its western boundary. The land is part of the Metropolitan Adelaide Open Space System (MOSS) – a network of open spaces intended to be retained over the long term to provide vegetation corridors for native flora and fauna and to maintain the quality of the Adelaide environment by conserving open space for the enjoyment of the whole community. The Village is owner and custodian of this land.
The Permaculture ethos on which the Farm will be developed represents a means of ‘caring for the earth’ through positive improvement of the land, and ‘caring for people’ through provision of nutritious affordable local food. The Farm itself will play a key role in the long term-sustainability of the Village, enabling the vision of producing local foods to feed the Village by 2020.
Submissions are being received from community members to plant fruit trees, establish market gardens and run chooks.
While the farm systems are being developed, an annual green-mulching program is being maintained based on cereal and medic crops intended to enhance the health and vitality of the soil. Soil depth, plant growth, and earthworm activity are being monitored, as well as new technologies that may have relevance to the health and well being of the Village and the wider communitylb
