The homes are sold on a fixed initial leaseback term from settlement, with a vendors option to continue with the lease after this period until the Display Home is closed or all option terms are exercised.
As you would be aware the homes are maintained in pristine condition, there are no agents letting or on-going fees, no vacancy factors and of course, the homes are not lived in during the life of the Display Village thereby causing a minimum of wear and tear. The homes are sold as seen with the exception that the Flag / Banner poles, office furniture and equipment is removed along with all signs and usually the front fencing, if not allowed to remain under an encumbrance. Side fencing to the front building line (if not already erected) will be erected in 1.8 metre Colorbond material where necessary prior to handover. All homes have light fittings, display curtains, security systems and are fully established with paths, driveways landscaping and dripper systems, reverse cycle air conditioning and are built in accordance with the encumbrance requirements applicable to The Boulevard.
Homes are especially chosen to suit the locality and then modified above base specification to provide a first class product from which our sales staff can operate. Accordingly, purchasers cannot move into the homes until after the Display Village is closed.
Rent is paid monthly in advance (the first being a broken period paid at months end following settlement, together with the next months rent) and can be directed to your mortgage account if required. The owner will be responsible for all regular statutory outgoings and home insurance, with Distinctive Homes being responsible for electricity, gas and water usage. Please be aware that the rates for the properties have not yet been apportioned and it is possible that the Council may levy the properties as Commercial for Council rates during the period of our occupation.
