“Deep Creek Farm is an outstanding grazing property of 241Ha (approx 595 acres) in Tooperang, an area that is well known for its quality cattle, alpaca and horse grazing properties. The property is within approximately 20 minutes by car to the rural centres of Mount Compass, Goolwa and Strathalbyn & Adelaide is only around 60km away.
Deep Creek Farm is a mix of open to slightly undulating land and it has been the principal livestock supplementary feed producing (hay & silage) and calf rearing property for the familys large dairy operation that is on a separate property. The production efficiency and capacity of the property has been particularly well managed and it consists of around 22 well fenced paddocks that are mostly perennial rye grass with mixed clovers. Several paddocks have been set up over recent years for renovation, where an annual program of (mainly) cereals and ryegrass has been used to enable the effective cleaning of weeds and these paddocks are now scheduled for the sowing of perennial pasture species in Autumn 2017.
Soil fertility is well managed, including the application of dolomitic lime (high-magnesium) to manage soil pH for improved nutrient availability and consequential plant growth. The annual application of 5t/ha of a Bio-Solid product maintains the soil levels of phosphorus and improves organic matter. The generally good soil fertility shows in the hay cuts of 6-7t/ha (cereal) and 3-4t/ha (post-graze ryegrass). All seed is drilled with DAP. Along with its current Johnes Beef Assurance Score of 6, and a stocking rate of around the equivalent of 1.5 cows/ha, the property presents very well for a quality cattle operation.
The average annual rainfall in the area is approximately 460mm, and a key feature of the productive potential of this property is the 63.6ML water licence for the taking of surface water from the large 136ML dam, providing scope for around 20 acres of irrigated summer crops and/or pasture. The animal water troughs across the property are principally supplied from a dam which is maintained by pump from the Tooperang Creek.
The main family dwelling is circa 1980s solid brick of approximately 260sqm UMR, including 4 bedrooms, 2 bathrooms and double carport. It has quality appointments throughout and offers spacious living areas for a family.
There is also a circa 1950s cottage of approximately 154sqm UMR, comprising 2 bedrooms and 1 bathroom. It is well appointed throughout and presents a good blend of indoor and outdoor living spaces. This provides some opportunity for a possible B&B. (SCC)
Other improvements include 18m x 10.6m cattle yards, 2 x 225sqm hay shed with 3 phase power, 18.2m x 6m machinery shed and old 12m x 12m shearing shed.
This is a must-see property for anyone looking for a well-maintained highly productive property and a rural lifestyle to go with it.
