Location: 23 kilometres north east of Naracoorte and only 3.7 kms south east of Kybybolite. The area is renown for high productivity and this grazing property is no exception.
Kybybolite is a not simply a residential hamlet near Naracoorte, it is the district noted for a innovation in agriculture and a tight knit social and sporting community which spreads far beyond traditional boundaries.
Water Supply: Currently there are two interconnected poly tanks with troughs in all paddocks. Water supplies are from a neighbouring property. The successful Purchaser will require an alternative source and it is suggested that the existing system could be equipped with a solar pump from an existing bore in the area of the western most tank which is believed to be bore Unit No. Water Connect have a Groundwater Data Report indicating that the bore has a depth of approximately 30 metres depth with a SWL of 23.1 in March 1982 and a TDS report of 1945 mg/l. Interested parties should carry out there own investigations with the Department of Water and not rely on the general information above.
Soils and Pasture: The land is undulating with medium loam soils typical of prime red gum country. There is a small creek intersecting the property in two paddocks thus providing ideal natural drainage for the property. Trikkala sub clover has been sown in all paddocks and along with rye grass the pasures are in good heart. The property has been leased and well fertilized at the agreed rate of 70kg./ha of single superphosphate every alternate year. One paddock per year has been available for the Tenant’s cropping programme and subject to seasonal conditions yields have been impressive.
Livestock production: The district is renowned for prime lamb production and the ewes and lambs currently carried on the property demonstrate the ability of the land and pastures to produce. Depending on management the area is regarded as capable of carrying between 7.5 d.s.e. and 8.6 d.s.e per hectare.
Rainfall: The quite famous Kybybolite Research centre adjoins the northern boundary of Millers and as an official recording station since 1965, the published 551.9 mm median rainfall could be considered reliable.
Services: As the main regional centre Naracoorte provides a full range of social, sporting and business service. Also just a few kilometres to Teys Cargill bovine meatworks, the Naracoorte Livestock Exchange and only 45 minutes to JCS ovine meatworks.
Special Note: Parties wishing to buy the property and desiring full improvements are advised that Alt 2 (above) containing 40 hectares was formerly part of Miller’s and is available for Sale by Private Treaty.
Auction Terms: 10% on the Fall of the Hammer and the Balance payable at Settlement which is scheduled for the 8th day of January 2014 or the next working day for the Lands Titles Office.
