Location
Koniak Estate is located in the Greenways District in South Australia’s South East area, some 54kms north east of Millicent, 37kms south east of Lucindale and 65kms south west of Kingston SE. Approximately 370km south east from Adelaide, and 100km north from Mount Gambier. The Limestone Coast is noted for its quality primary production in the agriculture, dairy, viticulture and aquaculture industries.

Area
Koniak Estate comprises approximately 961.8 Ha or 2,376.5 Ac of freehold land.

Land
Koniak Estate’s topography generally consists of flats comprising various soil types from brown and grey loam soils through to heavy black soils all over limestone with generally good depth of soil.

The country is well drained and has an excellent central bank ideal for structural improvements. Throughout the property there are other slight undulations.
Shelter for stock is provided by natural hill gums and strategically planted shelter belts.

Pastures, Cropping and Drainage
Koniak Estate has an excellent pasture base which utilises modern cultivars including clovers, Demeter, Phalaris and Ryegrass. Approx. 320 Ha of irrigation land has recently been re-pastured.
Cropping is very successfully undertaken in the district and a portion of Koniak Estate could be cropped.
Extensive new drainage has been utilised over the years allowing for control of surface water and irrigation runoff while further drainage potential is available.
Hay and silage production along with a pasture renovation programme have been undertaken in addition to the livestock enterprise.

Irrigation
A significant confined aquifer water licence will pass with the sale of the land. The licence is for 500 Ha IE.
Approx. 320 Ha or 790 Ac of laser levelled flood irrigation is currently being utilised.
Water supply is via 8 artesian bores of which four are free flowing bores which have been tested between 30,000 75,000 gallons per hour and 4 are pump assisted bores (prospective purchasers are encouraged to carry out their own investigations).

Fertiliser
Koniak Estate is top dressed each year with irrigation land receiving prescription rates. All pasture renovated paddocks receive 2.5 tonnes of Gypsum per Hectare at the time of sowing.

Rainfall
Koniak Estate is situated within a 650-700mm rainfall belt.

Fencing
Fencing is of a high standard and includes laneways for ease of stock movement. The majority of fencing is either cyclone or 6 to 9 plain wire fences and more recently includes 3 hot wires. Seven areas assigned to supplementary feeding for livestock are all fenced with cyclone.

Improvements
The property is well improved with infrastructure throughout. Improvements include a two bedroom Manager’s residence and single bedroom workman’s quarters.
There is a four stand woolshed with near new Prattley steel sheep yards with some undercover working yards. There is also an excellent steel 3 deck loading facility.
There are a number of sheds which include a 22m x 8m machinery shed, 33m x 8m workshop, 8m x 5.5m tractor shed and five steel framed hay sheds.

Carrying Capacity
Stock carried over the last three years have been approx. 5,500 crossbred ewes, weaners and up to 15,000 crossbred lambs for successful prime livestock trade in both domestic and export markets.
The property has successfully finished prime beef.
The property could also be utilised for fodder conservation.
